to review existing
conditions of major architectural, structural, mechanical, and electrical components of this
historic landmark building and to prepare a reserve study report that included the existing
condition of each item along with the remaining useful life and anticipated repair or replacement
cost
The Edgewater
Beach Apartments building is a 19-story high historical residential building that
includes 309 residential apartment units and 15 commercial spaces at the first floor level
along the west and north sides of the building. It also includes two parking garages and a
terrace plaza deck and a terrace garden over the roofs of parking garages. The building was
developed in 1928 and accepted into the National Register of Historic Places in 1994, making
the building a National Historic Landmark.
SEE conducted visual field
condition surveys to assess the existing condition of the common elements under the control
of the Edgewater Beach Apartments Corporation. The common elements included roofs, exterior
facade and windows, parking garages, terrace plaza deck, garden deck, site pavement, building
systems such as mechanical, electrical, plumbing, fire alarm and control systems, elevators,
and interior finishes. We prepared a report that included description of each building
component, existing conditions, useful life, recommendations, and a twenty-year cost
analysis.
